Soffit and fascia don’t get much attention until something goes wrong. Then it’s peeling paint, a sagging gutter, or a family of wasps living in your attic. Along a Florida roofline, these two pieces do a lot of quiet work: they hold your gutters up, keep rain and pests out of the attic, and let the attic breathe in the summer heat.
Here’s how to tell when yours need attention and why aluminum is the material we recommend for Southwest Florida homes.
What soffit and fascia actually do
Fascia is the board that runs along the edge of your roof, where the rafters end. Your gutters are fastened to it, so it has to be solid. Screwing a gutter into fascia, where the wood grain runs horizontally, gives a much stronger hold than screwing into the end grain of open rafters.
Soffit is the panel that covers the underside of the roof overhang, between the fascia and the wall of the house. It closes off the attic space from insects and animals. Vented soffit also lets air move through the attic, which helps keep the house cooler in summer and limits moisture buildup.

When either one fails, the problems show up in the gutters, the attic and the roof edge.
Signs your soffit or fascia needs repair
- Peeling or bubbling paint on the fascia or soffit, often the first sign of moisture getting into wood.
- Soft or crumbly spots when you press on the fascia board.
- Water stains on the soffit or along the top of exterior walls.
- Gutters pulling away or sagging, which can mean the fascia behind them is no longer holding fasteners.
- Gaps, holes or missing panels where soffit meets the wall or fascia.
- Nests, droppings or chewing around the overhang, a sign birds, rodents or insects have found a way in.
- Storm damage: bent, cracked or loose panels after high winds.

Florida’s heat, humidity and summer downpours are hard on painted wood. Small problems that start at the roof edge tend to spread, so it pays to catch them early.
Repair or replace?
A single damaged section, such as a storm-dented panel or one loose run, can often be repaired on its own. If you’re seeing rot, stains or pest damage in several places, or if your gutters are being replaced anyway, replacing the soffit and fascia along that roofline is usually the better long-term fix.
Any rotted wood has to be dealt with before new soffit and fascia go on. We’ll check the condition of the wood behind your overhangs during your free consultation and explain what your home needs.
Aluminum vs. vinyl vs. wood in Florida
Zeus installs both aluminum and vinyl soffit and fascia, and we recommend aluminum for most Southwest Florida homes.
- Wood needs regular painting and is the most likely to rot in Florida humidity.
- Vinyl won’t rot and costs less up front, and it’s a fine choice for some budgets.
- Aluminum won’t rot and comes with a baked-on enamel finish, so you won’t need to paint it again. It’s available in a range of colors to match your home.

How Zeus installs soffit and fascia
- Soffit corners are mitered at a 45-degree angle for a clean, tight finish.
- Panels are fastened with stainless steel nails, which won’t rust and hold securely.
- Materials have a baked-on enamel finish rated for 50 years.
- Most soffit and fascia jobs are finished in about a day.
- Installation labor is backed by our lifetime warranty for as long as you own the home. It covers the original homeowner and does not transfer to a new owner.

Pair it with new gutters
Because gutters hang from the fascia, soffit and fascia work is the ideal time to replace old gutters too. If yours are dented, leaking or sagging, read more about our seamless gutter installation.
